Buying on the Kohala Coast

Kohanaiki and Hualalai are the most tightly held. Kohanaiki is strictly members-only with a limited number of homesites, and Hualalai pairs gated access with Four Seasons service and five private beach clubs. Kukio is comparably private, with two Tom Fazio courses and its own beach club. Exclusivity here is less about price than about membership structure and how rarely inventory comes to market.
The Kohala Coast, meaning Mauna Kea, Mauna Lani, and Kukio, sits north of the airport and is drier, sunnier, and built around destination resorts and championship golf. The Kona communities, including Hualalai, Kohanaiki, and Hokulia to the south, are closer to Kailua-Kona town and range from members-only oceanfront to dramatic cliffside acreage. Buyers usually choose on climate and proximity as much as amenities.
Several do. Kohanaiki, Kukio, and Hualalai each have their own membership structures tied to ownership, with initiation costs and dues separate from the purchase price. Mauna Kea and Mauna Lani offer optional club memberships. Hokulia has its own club and golf course.
