Marco helped us find a condo in Kona, HI. We were looking for a 2nd home that could also double as a vacation rental when we were not there. We had one week to tour condos, find a match, and submit an offer. Marco happened to be out-of-the-country until the 2nd day we were on the island, but he did a great job of communicating via email and phone. That great communication continued throughout the whole process: shopping, offer, even past closing! Working remotely, we narrowed down our list of potential condos (within our price range, location, and features/style/etc.) to 30 which about 10 were eliminated due to pending law suits involving the condo association (which means a lender will not approve a loan for those condos), or were taken off the market. Once on island, we concentrated most of our shopping into one day, where we visited all of our top contenders, and skipped only a few at the bottom of our list. We liked Marco's style of being helpful, but not overbearing. He'd point out a few critical issues, but also let us know what he, in his opinion as a realtor, thought wasn't an issue and why. After visiting all of the condos, my wife and I narrowed it down to two, which Marco arranged for us to visit each a 2nd time. The condo we decided on happened to be sold by Marco's company, a dual agency situation, so Marco was not able to negotiate on our behalf (which is why I did not rate him in that regard). Due to a minor last minute issue (my issue, not Marco's), we had to postpone placing an offer until after we left Hawaii. So the offer, and all of the closing was done remotely from the mainland back to Hawaii. All that went very smoothly, and Marco is very comfortable with modern modes of communication and of doing business. So we used DocuSign for our offer, which was accepted. Marco helped us set up an inspection and coordinated with the seller to get the various issues discovered addressed. Marco was extremely helpful in coordinating with escrow, the lending officer, the seller's agent, the condo association, even with the rental company we chose to help manage our property! Marco kept his eye on the ball (and helped us do the same), was nearly always available (and quickly returned calls when he wasn't). We highly recommend Marco, and would use him again if we're buying or selling on the west coast of the Big Island.

Marco Silva helped my wife and I buy a home in Captain Cook over the course of about a year. We were living in California at the time and decided after a few trips that the Big Island was right for us. This is our first home purchase, so it was scary to get started. On top of that we had the logistical challenge of the move and evaluating properties remotely at times. We met with three real estate agents initially, and Marco was the first to take a real interest in us and seemed to be someone we would be comfortable working with. This was certainly our best home buying decision. I felt throughout the process that Marco had good knowledge of the market, had our best interests in mind, was responsive and available when we needed him, and took the time to make sure we could fully deliberate over properties we were considering. Our search lasted for about 10 months. When on island we had a lot of fun (yes fun!) touring properties with Marco. We compiled a list of places we'd seen online, and Marco also suggested some areas we hadn't considered. He made sure we had a good "lay of the land", which was great since we weren't entirely familiar with the island. While off island, places would crop through his emails and our research that we would discuss. When a place looked good, Marco would take *extensive* photos of the property for us to review. Marco has a good camera, and doesn't suffer from the debilitating photography disease that it seems every listing agent seems to suffer from :) This was absolutely critical as short-notice trips would in some cases cost thousands of dollars. We had a couple places of interest, and one that we even felt good making an offer on remotely. Marco uses a service called DocuSign which made this part very easy. One time due to lender requirements we had to use the old print, sign, fax method and it was much harder. I liked that Marco embraced more modern methods when possible. Finally, last November we were on island for a friends wedding and found our current home. It came down to two fairly different places. It took a couple visits to both to make up our minds. During this time we spent hours at each, and I can't emphasize enough how important it is to have an agent who you are comfortable spending time with. Marco never made us feel rushed. We made an offer and had it accepted after some negotiation on price. Marco was a bit hesitant to advice exactly how much to offer to get the best deal, but rather offered general ideas on what might be low or high. If you are looking for someone who is a cutthroat negotiator you might try someone else. I'll emphasize though that this approach *did* work for us and we got a good deal, so I still would give 5 stars for negotiation skills. During closing Marco was able to recommend inspectors and even contractors who could give quotes costs to do future renovations. Marco did all the legwork here and it helped us to be very well informed on what we were getting into. During closing we had unforeseeable challenges. First, the roof turned out to need replacing, even though cosmetically it had looked fine before inspection. Second, we had trouble funding the loan due to a very stringent lender being chosen that didn't like the property initially being called a "coffee farm". These things happen, but I think our closing was a little more difficult than most. Throughout, Marco was a very good communicator with all parties, and used his experience and contacts to guide us through many problems. There were even some ethical quandaries when deciding how to deal with some problems, and Marco advised for the high road in these cases. It worked out for the better this way and reduced our stress. I don't think we could have closed without Marco's skills. We ended up negotiating a very favorable cost-sharing arrangement for a new roof, and funding the loan so that we were in our new home in less than 60 days. We couldn't be happier with our home. Moving is said to be the most stressful "planned life event", and doing so across the pacific and buying that new home is even more so. I can't say that Marco magically took that stress away, but I can say that I could rely on him 100% to help us achieve our goal.

Marco is absolutely a fantastic real-estate agent— from the initial home visit to closing day, he proved again and again to be a top-notch professional and beyond. Kept us updated and informed at all times. He has great knowledge of the market and immediately "got" the right angle and marketing for our condo, then followed through with staging, quality photography and a great write-up. We thought it would be a difficult process because we lived on the mainland and our condo was located on the Big Island. But everything went extremely well. Throughout the process, Marco was attentive, very friendly, and detail-oriented. He had our complete trust. We never had an easier experience. He definitely has the spirit of aloha and we would highly recommend Marco to anyone buying or selling a home/condo on the Big Island.

Marco showed us several properties and honed in on those that would meet our budget and desires. He kept in touch with us, was creative in finding options, worked well with the seller's agent and gave us valuable advice, including staying in the process as the second choice bid on the condominium that we were ultimately able to purchase. He had helped us with advice in getting a rental when we first arrived in the area and continued to offer ideas and suggestions as we looked for a permanent residence.
